With support from Tokyo’s Be Smart Tokyo, we implemented a spatial information management system at Tokyo Tatemono’s Tokyo Tatemono Nihonbashi Building

With support from Be Smart Tokyo, the Tokyo Metropolitan Government’s smart service implementation project, Nefront, Inc. is implementing the spatial information management system IndooAR at Tokyo Tatemono Nihonbashi Building, owned by Tokyo Tatemono Co., Ltd. Our CEO Shota Imamura presented the work under the title “Efficient centralized management of multiple buildings using AR”. He spoke at “Be Smart Tokyo FY2025 DEMO DAY Vol. 1 — Environment, Wellness and Real Estate DX Day”, held at CIC Tokyo and online on 23 January 2026.

Building management is shifting from having a manager stationed at each building toward “multi-building management”, where one person covers several nearby buildings together. But the more buildings one person covers, the more information — where a piece of equipment is, what repairs were done in the past — depends on whoever happens to know it. Every time the person in charge changes, the site is back to feeling its way. That dependence on individuals was the problem with multi-building management.

With IndooAR, reading a QR code posted inside the building lets a smartphone work out where it is, and inspection notes and equipment data tied to that place are then overlaid on the camera view in AR. In the implementation at Tokyo Tatemono Nihonbashi Building, we re-cast information that had been managed in Excel and on paper into the form of “which part of the building this belongs to”.

As a result, we confirmed that even staff unfamiliar with the building can hold up a smartphone on site, reach the information they need, and carry out an inspection without getting lost. Going forward we will strengthen the links to existing BIM data and inspection systems, so that it can serve as a foundation for multi-building management in which a veteran’s knowledge does not stay with one person.

At the venue, Mr. Nakai of Tokyo Tatemono commented that “Nefront took on the unglamorous part — the part that is possible in theory but has not actually been done, getting the people on site to use it.”

Nefront will continue working to make building maintenance more efficient, by providing a platform on which a building’s drawings, inspection records and equipment data can be handled tied to space.
